A property appraisal is an estimated market value carried out by a real estate agent.

A property valuation is a legally binding document that details a property’s current market value. A property valuer is accredited by the Australian Property Institute (API) and has formal training. You’ll often find that a property appraisal differs from a property valuation as real estate agents will take into account the current market sentiment in the local area, and how much your property can sell for, especially if there is considerable competition. A property valuation is the value of your property without taking external factors into account, and often doesn’t include visual features and street appeal.

Property appraisals take several things into account:

• Land – including size, location, position, and zoning.
• Structure – age of the building, size, layout, condition, and utilities.
• Ancillary improvements – landscaping, driveway, fencing, and pathways. Is there a pool? A shed? Are there any separate constructions? These are all taken into account.
• Current market conditions, including recent sales in the area, economic environment, and time of year

There’s a wide variety of things that can negatively impact your property value. Consider things like:

• Poor maintenance
• Unkempt exterior or front yard
• Bad neighbours
• Close proximity to certain facilities
• Too much personalisation

If you’re looking to increase your property value, there are a number of things you can do – and this list is by no means exhaustive!

• Give the place a fresh coat of paint
• Add more lights with downlights
• Add something new to your outdoor area; think a patio or pergola for outdoor entertaining
• Easy modern updates, like replacing cupboard handles or taps in the bathroom
• Upgrade your street appeal. Paint your front door, tend to your front garden, fix up any fences – these are all small changes that can really boost your property value!
• Kitchen upgrades – make sure the kitchen is up to date and that appliances are in working order

An appraisal can take 15 – 45 minutes depending on the level of detail you’d like explained to you. If it’s just a simple price guide for your home, this is fairly quick. But if you want to delve deeper into marketing strategies and the different campaign options available, it can take up to 45 minutes. The appointments are all bespoke and guided by you. Property appraisals will typically be valid for six months.
